Your credit history will never recover. All of the above are akin to the old wives' tales of refinance advice, and should be given about as much credence. The idea of not purchasing a home with a mortgage unless they intend to hang on to it for five years would have kept thousands of people from making a killing by flipping their homes in the recent US real estate boom. And the refinance advice that says you will have to pay an excessive interest rate if your credit is not the best is simply inaccurate.
