Exciting New Austin Real Estate Developments - Articles Surfing"McShane Corp. is planning exciting things for its Tuscany Center development. The development, which is situated at U.S. Hwy. 290 and Tuscany Way, will shortly gain three new buildings as part of its overall building development plan. Building 7 will be 72,000 ft.' of warehouse space. Building 8 will boast and 90,000 ft.' of warehouse space. The cost of both will be slightly over $17 million. Building 4 is expected to be a 53,000 ft.' flex building. In total, McShane Corp.'s new development will feature nine buildings. These buildings will total roughly 602,000 square feet. Aquila Commercial will be responsible for leasing Building 4, while Oxford Commercial will be responsible for overseeing the leasing of Buildings 7 and 8. The senior development manager for McShane Corp.'s Austin office, Joseph Llamas, has stated that the flex building will offer a great deal for tenants. According to Llamas, as more office users have trouble finding reasonable Class B and Class B office spaces in the downtown Austin area due to high demand and high prices, flex buildings are providing a viable alternative for these tenants. In the development of this new McShane Corp. project, Cadence McShane will be responsible for construction, the civil engineering firm will be Cunningham Allen, and architecture services will be provided by TAG International LLP, a local firm. In addition to the new development project of McShane Corp., an exciting new mixed-use community is expected to open at 9707 Anderson Mill Rd. in Austin. This new development by Land Creek Development and Ash Creek Homes is known as Arboretum Park and will feature multiple buildings. Sixth River Architects are the geniuses behind the commercial building designs. Both office and retail space will be available in these buildings, which will total about 18,000 square feet on a site which totals 10 acres. In addition to the mixed-use office and retail space, 39 garden homes in a gated community will also be provided for residential tenants as part of the development. Completion of the commercial sector of the project is slated for November. Those hoping to buy a garden home may have to wait as late as late next year in order to purchase their new property. Arboretum Park will be conveniently located just one block west of U.S. 183. The Garden homes will start in the low $200,000s and developers are promising natural beauty as well great security. Arboretum Park will also be close to Lakeline Mall and Anderson Mill is currently being made over into a four-lane, divided roadway. Ultimately, this route will provide alternative access between 183 and RM 620. All this means that Arboretum Park is located in an excellent spot that developers expect will create lots of interest from both retail and residential tenants. In addition to office users, developers hope to attract tenants such as dry cleaners, coffee shops, caf's, and the like. This will allow residential tenants all the convenience of having key services and attractive amenities right on their doorstep. Residential tenants will also have the option of seeking employment at one of these businesses right on their doorstep and will be able to rent office space within steps of their home."
