Sacramento Real Estate - February 2007

February results for the Sacramento real estate market was better than January but prices continue to slide. Looking at the four counties that make up our local Sacramento market, Placer, Sacramento, El Dorado and Yolo, we see price declines in each compared to last year.

In Sacramento County the February sales volume of existing and new homes including condos was 1,222. This is slight increase from January when we had sales volume of 1,178 but the median price paid was down 6.98 percent from a year ago to $356.250. The good news for sellers in Sacramento Counties is the median sales price increased month-over-month. In January the median was $349,000.

In Placer County, DataQuick, reports that 494 homes and condos were sold during the month February with a median price of $440,000. Compared to Februarys 2006 when the median price paid was $465,000 this is a drop of 5.38 percent. The good news in Placer County is sales volume exceeded the January results by almost 20 percent. The larger communities in the county, Roseville, Lincoln and Rocklin all had volume increases from the previous month but still have price declines year-over-year. In Roseville there were 195 homes and condos sold with a median price of $420,000 which is up from $380,000 and only off by .36 percent from a year ago. In Lincoln where 122 sales were recorded with a median price of $434,000 we find this was an increase from the reported January median of $410,000 but down 9.77 percent from last year. Finally, Rocklin had 73 sales during February which is up from 60 in January but the median of $434,000 (same as Lincoln) shows a double digit decline of 13.2 percent from a year ago. The reported January median sales price was $449,000 in Rocklin which was a 6 percent increase in the year before.

In El Dorado and Yolo counties the reported February sales were 153 and 106 respectively. The median sales price in El Dorado was 480,000 and is only off 1.34 percent from the previous year. The community with the largest number of sales was El Dorado Hills where 64 homes were sold in February with a median price of $592,000 which is a drop of 7.4 percent from last year. In Yolo County the reported median was $400,500 down, 10 percent from a year ago. Almost 50 percent of the Yolo County sales volume came from West Sacramento where 51 homes were sold in February with a median price of $363,000. For all communities in the Sacramento area the price decline year-over-year was one of the highest with a drop in the median price of 24.53 percent.

The Losers: There were 21 communities with at least 10 sales and year-over-year declines in the median price. The five worst performing communities in February were:
